    The other thing I would like to learn how to do more effectively is working with vendors to gain price reductions.

    I currently have 20 listings and I struggle to give all 20 vendors the excellant service I like to provide them with – another topic to cover maybe.

    A few ideas:
    1) One i have struggled with is when someone asks HOW IS THE MARKET? Is there a way to spin this positive and help people to SELL that need to? Most will say – DEFINITELY WONT BE SELLING IN THIS MARKET!
    2) Some scripts and role plays around VENDORS SPENDING MORE ON ADVERTISING would be useful.
    3) In VENDOR MEETINGS when reporting on the weeks activities I feel i need MORE INFORMATION SO THAT THEY WILL HEAR THAT THE PRICE IS TOO HIGH. Can be very difficult to get a price reduction when there are next to zero inspections and buyer comments. Some ideas and tools would be nice here!

  104. Over here in WA banks are not lending at all. Recently I had a client interested in a 140acre block with 250m river frontage with a weekender zoned rural and his bank told him he need to cover it with 150% in assets! Get past that one… We have heaps of listings but very few serious buyers and they have too much choice!

  227. We cannot get to your QREAS – but we have difficulty not only in making the sale to a majority of “Carpet Crushers” but we also are finding people to list for sale. Most are reluctant to list in a down market – and most say they will look at the market again next year.
